An automation installer or a plumber?
In real estate, such as housing companies, commercial and industrial properties, there is very often a management company that is mainly responsible for the financial management of the property. In addition, there is a property maintenance company, which is responsible for maintaining the value of the property, i.e. carrying out all maintenance and repairs on a regular basis.
The employees of a property maintenance company, the maintenance workers, mainly do only general maintenance work and contract out skilled work such as plumber, electrician, vacuum truck, locksmith, refrigeration fitter, glass repairer, specialist cleaner and automation fitter or control room attendant.
In our experience, a job ordered as plumbing work would have been the responsibility of an automation installer or a control room attendant.
Let me give you an example of one case. The on-call maintenance man in charge of property maintenance called our on-call centre and ordered a plumber. To describe the assignment, the maintenance man had told him that there was a water leak from somewhere in the heating room of the apartment building in question. When the plumber arrived, he found that the water was leaking from between the regulating device of the district heating package and that the seal of the regulating device was probably brittle and that the regulating device was partially stuck.
Plumbers do not usually carry out repairs to district heating control equipment, but rather specialised professionals, such as control equipment repairers and maintainers or automation installers. So in this case, too, we had to call in a regulator service technician, who replaced the regulator and got the job done in one go.
